Submitted my first offer to a real estate agent to a post auction foreclosure house for 70% of fair market value. Real estate agent laughed.

Since then have had significant progress, I now have two HOT, HOT deals in the making and one more just starting. When prospecting for private money partners my brother told me he found a rent-to-own going for normal rental prices in a suburb that is in high demand! Close to employment, medical services, everything. Following up on that immediately.

An agent I contacted while looking for flexible sellers said he has 11 government properties going to auction in the next few months, so we are busy looking for partners so we have the cash to jump in on one of these great deals (last time one sold for $155 K when the average price for the area is $220 K). Hoping the rent to own is available as it seems easiest to acquire and farm. And my wife was secretly hoping for a property here because it’s a high demand location.

It shows how taking action allows God to bless you with more opportunity!
